Schwab Corporate Real Estate contributes to the success of the company by selecting and negotiating acquisition or divestment of existing and future sites to provide a superior real estate position for Schwab corporate and retail offices. The group effectively and efficiently manages the day-to-day operation of the firm's portfolio of properties.
Reporting to the Head of Schwab Corporate Real Estate, the Managing Director of Facility Management Oversees day-to-day operations for eight million sq. ft. across 546 properties (501 retail and 45 corp.) including 8 owned campuses (24 buildings), within five geographic regions.

Role Overview:
This position has responsibility for ensuring that all properties are safe, well maintained and operating within budget, as well as directing best practices for facility management operations and financial performance throughout the organization, which includes third-party vendor contracts. In addition, this position will collaborate with leaders across multiple departments including Technology, HR, Legal, Compliance and Finance, while providing leadership, training, and professional development opportunities to staff at all levels of the Corporate Real Estate organization
Oversee day-to-day operations of all the firm’s real estate, this position must reduce the potential for points of failure at any time—from utilities, weather, natural events, and other external/internal circumstances, thus ensuring that businesses have 100% uptime (to the extent within our control). Manage a large staff of FTE, contractors, and professional services. The Facility Management team is the first point of contact for Corporate Real Estate with Schwab employees.
Develops facility operating policies for retail branches and corporate workspace in collaboration with key partners in technology, security, HR, etc.
Develops operating and capital expenditure planning priorities and ongoing maintenance programs for all properties
Supports Business Continuity programs including response, reporting and remediation efforts. Works closely with the Head of Corporate Real Estate on operational plans and goals, as well as future product and service innovations
Provides strategic and operational guidance to annual CRE plans and manages budgets to ensure that operational and financial targets are met or exceeded
Oversees Schwab’s overall asset management program for properties.
Collaborates on strategic leadership for safety, occupational health, and environmental support
Plans and executes workspace expansion/contraction in alignment with the firm’s goals/projections
Evaluates and advises on potential property acquisitions; Provides operational analysis to ensure effective integration and performance of acquisitions and contract operations
Builds and develops the regional facility management teams to scale for the future, allocating appropriate resources to deliver workplace solutions
Ensures facility management policies are deployed seamlessly across all regions and that all projects benefit from each region’s learning
Provides recommendations to strategically enhance financial performance and business opportunities regarding real estate/property matters
Provides leadership in the development for the continuous evaluation of short and long-term strategic position of the firm’s properties
Maintains strong problem solving and creative skills and the ability to exercise sound judgment and make decisions based on accurate and timely analyses
Corporate
Leads the facility management team in operating multiple, owned corporate campus locations
Oversee operations-related capital projects across portfolio
Branches
Manages facility operations for 501 branches including 82 independent branch/franchise locations, and 5 international locations (approximately 2 million sq. ft. total)
Oversees small branch projects across portfolio (~$2M annually)
Manages business resumption in close collaboration with BCIM (a major priority during pandemic, winter storm and hurricane seasons)
What you have
Ideal Profile:
Bachelor’s degree from an accredited four-year College/University preferred
Minimum of 15 years of Commercial and Retail real estate experience. Financial Services industry experience a plus
Work experience with Fortune 500 companies of similar size and complexity a plus
Must have knowledge of Facility Management principles. Professional designation such as CPM, CCIM, RPA, MCR and/or FMA preferred
Proven leadership experience and prior people management required. Able to coach and devlelop talent to develop their capabilities to create future CRE leaders.
Ability to drive optimum solutions for all aspects of property management and to gain others’ support for ideas, proposals, projects, and solutions.
Technical understanding of building systems and maintenance requirements
The ability to develop, maintain, and strengthen partnerships with others inside or outside of the organization who can provide information, assistance, and support.
Ability to establish and maintain effective working relationships with internal customers
Ability to set goals, motivate and measure results
Highly detailed oriented individual with the ability to work in a dynamic, fast paced, team environment
Excellent communication skills (both written and oral), interpersonal skills, critical decision-making ability, and cross networking abilities
Ability to travel
Colorado Compensation – Target salary of $250,000 - $275,000. Your actual pay will be based on your skills and experience.
